How New Jersey is different

  • Renters can get it too
  • Homeowners 65 and older must file Form PAS-1 themselves each year, even if they only qualify for ANCHOR
  • If you are 65 or older and didn't claim the $50 Property Tax Credit on a tax return, it is added to your ANCHOR payment

Good to know

  • Renters: renters may get ANCHOR ($700 at 65 or older for 2025, with income of $150,000 or less). The state filed automatically for most renters, including those 65 and over. Renters can't get Senior Freeze or Stay NJ.
  • Payments start September 15 and usually arrive within 90 days of filing. Paper filers get a paper check.
  • A temporary stay in assisted living doesn't stop you from claiming for the home you own.

You claim it on the same Form PAS-1 as ANCHOR and Senior Freeze.

How New Jersey is different

Where New Jersey's rules differ from the federal rules for Property tax relief for seniors.

  • Under the budget signed June 30, 2026, 2025 payments go only to incomes of $200,000 or less, with lower maximums above $100,000
  • The same budget split the last 2024 payment between August and November 2026, so recipients get less in total for 2026
  • Your total from ANCHOR, Senior Freeze, Stay NJ and property tax deductions can't be more than your property tax for the year

Good to know

  • Renters: renters and mobile home owners can't get Stay NJ. Renters may get ANCHOR instead.
  • The maximums assume no changes in the next state budget, so amounts may change.
